Joe's Hill Manor Estate

Perched on 7 acres of hillside, The Joe’s Hill Manor Estate is a housing community of twenty-five (25) buildings: comprising of fifty-two (52) residential units and one (1) commercial space.

The buildings are strategically constructed, encompassing scenic views of commercial Road Town, Salt Island, Peter Island, and the south coast Harbor. 

The Estate is constructed to boast several amenities including several green spaces and ample parking.

The development of the estate marks the beginning of the Social Security Board’s “First-time Homeowners Program”.

FIRST-TIME HOME OWNERS INITIATIVE

The Joe’s Hill Manor Estate is the first in a series of developments seeking to serve both families and individuals. Eligibility for the first time home ownership program requires:

(1)  The buyer(s) to be a BVIslander or Belonger.

(2) The homeowner(s) to be the intended occupant(s) of the estate.

(3) A secured mortgage loan from a local bank.

RESIDENTIAL UNITS

The Joe’s Hill Manor Estate has 52 residential units comprised of the following:

  • Thirteen (13)  – Two Bedroom House
  • Three (3)        – Three Bedroom House
  • Four (4)          – Three Bedroom Townhouse

2 - BEDROOM HOUSE

The house is constructed on reinforced concrete foundation, foot and slab, with reinforced block and steel walls and timber framed roof with galvalume roof sheeting. The house has a concrete paved driveway and retaining wall to the back of the house, with its own yard space with parking available in the carport.

The house comprises of 1,447 sq.ft. Inclusive of covered front and back porches. The house exhibits standard design and flow.

The house is accessed from the back and accommodates 2-bedrooms, 1-bathroom, living room, dining room, kitchen and laundry room. The house has a cistern capacity of 15,400 gallons.

3 - BEDROOM HOUSE

The house has similar building specifications and finishes as the 2 – bedroom house. They are constructed on reinforced concrete foundation, foot and slab, with reinforced block and steel walls and timber framed roof with galvalume roof sheeting, but with sheet rack ceiling finish. The house have concrete paved driveway and paved parking in the yard space allocated to the unit.

Each house comprises 2,136 sq.ft. Inclusive of covered front and back porches. The house is accessed from the back and accommodates 3-bedrooms, 2-bathrooms, living room, dining room, kitchen and laundry room a on single level. The house has a cistern capacity of 20,600 gallons.

2 - BEDROOM AND 3 -BEDROOM TOWNHOUSES

The Townhouse has similar building specifications as the other residential units. It is constructed on reinforced concrete foundation, foot and slab, with reinforced block and steel walls and timber framed roof with galvalume roof sheeting.

The Townhouse block comprises 3 spacious units, one 2-bedroom townhouse in the centre and two 3-bedroom townhouses on either side. The townhouse is split units with shared party walls. Parking is available in the carport provided above at road level.

Each 3-bedroom comprises of 2,871 sq.ft. Inclusive of covered porches, with a entry foyer, study/bonus bedroom with closet, living room, dining room, kitchen, powder room and den on the ground floor. An internal staircase accesses the 3-bredrooms, 3 bathrooms and laundry room on the first floor. 

The house has a cistern capacity of 17,658 gallons.

1 - BEDROOM AND 2 - BEDROOM SPLIT CONDOMINIUMS

The Condominium is designed with similar building specifications and finishes as the other residential units. It is constructed on reinforced concrete foundation, foot and slab, with reinforced block and steel walls and timber framed roof with galvalume roof sheeting. There is ample designated parking available at road level for each unit.

Each block comprises 4 spacious units, 2 identical 2-bedroom split level condos and 2 identical 1-bedroom units on the second floor. All units are accessed from the back of the building.

Each 1-bedroom condo comprises 983 sq.ft. inclusive of covered porches. These units are located on the second floor (3rd level) and is accessed by an internal staircase in the centre between the east and west wing units. The units are spacious and accommodates a living room, dining room, kitchen, 1-bedroom and 1 bathroom.

The 2-bedroom condos are split level units located on the ground and first floor are comprised of 1,447 sq.ft; inclusive of covered porches. These units are primarily accessed from the first floor. Each unit has a living room, dining room, kitchen, 1-bedroom and 1 bathroom. An internal staircase is used to access the ground floor level that has a guest bedroom and bathroom.

Each building has a cistern capacity of 28,200 gallons.

COMMERCIAL BUILDING

The Commercial building is a 3-storey  building, located on the lower section of the development and is accessed from Long Bush Road.

The building comprises of 5,968 sq.ft. of Gross Internal area. Inclusive of 425 sq.ft. of covered porches and walkways on the ground floor. The building has a cistern capacity of 21,600 gallons.

The ground and first floor have open commercial spaces which can be tenanted and leased as two independent spaces ideal for retail use. The first floor will be the headquarters for the Joe’s Hill Manor Estate Home-Owner’s Association that comprises of a large meeting room and an open office space. There are 2 lavatories on the two upper floors.

Submission

Applicants must submit an application indicating their choice(s) of home(s).

Verification

Applications will be verified by the Social Security Board.

Verified applicants will be invited to view the home for which they applied.

Financing

Applicants will seek financial approval from their bank of choice.

Approved applicants must submit their mortgage acceptance letter to the Social Security Board.
